Pricing Your Home
Price is the most important aspect to getting your home sold. A well-priced home gets more showings, gets the contract faster, and sells for more money. Here are a few things to consider when arriving at the price for your home:
Look at the comparable homes that have sold in your area. The numbers don't lie! Study them. Look at each price point. Then look at the number of days on the market for a comparable home at a higher price.
Buyers don't care how much you paid for the home. They only care about how much your home compares to similar homes on the market. Your home is not the only home a buyer will see over the course of the next few months.
Take into consideration any major repairs or upgrades you have put into your home. Have you replaced the roof in the last year? How old are your kitchen cabinets? How old is your bathroom? When was the last time you replaced your carpets, vinyl, tile? If your home has more recent improvements, particularly in the kitchen and bathroom, it will sell quicker and for more money than a home that hasn't been updated in years.
When do you need to move? If you need to move right away, your home should be priced aggressively from the get-go. You'll be much more successful at getting your initial offering price when you price your home attractively the first time around.
